Why DFW buyers call me

Texas mortgages have their own rules. I know them cold.

  • New construction, done right. Builders push their in-house lender with incentives. I’ll compare the real numbers, and I’ve closed files builder lenders denied.
  • Texas cash-out & HELOC rules. Texas home equity loans (Section 50(a)(6)) cap you at 80% of value, require a 12-day waiting period and allow one every 12 months. I plan around all of it.
  • Property taxes built in. DFW taxes often run around 2% or more of value. Your pre-approval reflects the real payment, not a guess.
  • Investor-friendly. DSCR, fix-and-flip and ground-up construction for the DFW rental and build market.

Dallas mortgage FAQ

What DFW clients ask.

Who is a good mortgage broker in Dallas?

Look for a broker who compares many lenders, explains Texas-specific rules and closes on time. Thomas Von Der Ahe (NMLS #2017782) with the VDA Mortgage Team at Edge Home Finance shops 150+ lenders, has closed loans in as little as 8–11 days, and is known for hands-on, white-glove guidance.

How does a cash-out refinance work in Texas?

Texas cash-out loans fall under Section 50(a)(6) of the state constitution. Total borrowing is capped at 80% of the home’s value, you get a 12-day notice before closing and a 3-day right to cancel afterward, and you can only do one every 12 months. Later, a 50(f)(2) refinance can convert it to a regular rate-and-term loan under the right conditions.

Can I get a HELOC in Texas?

Yes. Texas HELOCs follow the same 80% combined loan-to-value cap as other home equity loans. They’re a great way to tap equity while keeping a low first-mortgage rate.

Should I use the builder’s preferred lender?

Not automatically. Builder incentives can be valuable, but sometimes the rate or fees offset them. I’ll put the builder’s offer side by side with my best options so you can decide with real numbers. Sometimes the builder’s deal really is better, and I’ll tell you.

How much do I need to buy a home in Dallas?

As little as 0% down with VA or 3–3.5% down with conventional or FHA. Texas also has state and local down payment assistance programs for eligible buyers. Seller concessions can often cover closing costs.
